There is always room for more innovators in New Mexico, even when it comes to the decades-old commercial real estate industry.
These innovative brokers in Albuquerque are changing the game. Some are using new digital tools to better present tricky properties, and others are reimagining the broker relationship completely taking their expertise beyond just closing on the space.
Kyla Stoker

Kyla Stoker has focused on solving a problem she saw in the local market — complicated liquor laws. Stoker started a liquor license brokering business in 2009, and when she joined CBRE in 2017, she became a “one-stop shop” for restaurants and bars seeking space.
What special skills set you apart from other brokers? “I really honed in on a specific trade, which is retail, because I thought the retail world was something that worked really well with my liquor license business. Instead of us going to the market as a Realtor, and understanding this is where we need to be because of business demographics, I also wanted to understand where they could be from a logistical zoning standpoint and what that looked like. It really helps with my clients, to understand what their logistical challenges are from the very beginning, and it really helps us close time gaps that otherwise might not be apparent.”

Shóna Martinez has been in the real estate world for nearly 10 years, but she just started brokering in Albuquerque last year. The key to her approach, she said, is building a relationship of trust, no matter the size of the account.
What have you done differently that helped you find more success in the New Mexico market? “For me, I aim to make all of my clients feel 100 percent comfortable, and to find out as much about them as I possibly can. I work with really small local family businesses, to larger out-of-state groups, and I give them all the same attention and ask all the same questions. If it were me, and I had a small business, and I wasn’t in the commercial real estate world, I would want to know that I could call somebody who is going to tell me all of the steps from start to finish. This is what I need to do, and these are the financials that I need to have prepared.”

Thomas Mortensen is a young broker using engaging new media to show unique properties to prospective buyers.
How are you using new technology to help sell commercial real estate? “One of the things we are doing, is we got a drone and are doing work with that. We’ve got a 10 unit apartment complex that we actually did some video of. Apartment complexes are really difficult to show, and typically we don’t show them. We thought, hey let’s get in the unit once and take some really nice video footage, some drone footage, make a nice little video. We can put that on YouTube and attach it to the listing, and then anytime I send it to anybody, I ask them to watch it. That’s been really helpful, because people will have a lot better idea of what we are working with and it’s saving us some time.”

What things are you doing that are innovative in the world of brokering? “It’s not that I am doing anything crazy, but just helping my clients realize what technology is there. I have a client that’s from out of state. I helped them close on a surgery center in November. They’ve never seen the surrounding area. Thinking of that, I can show them Google maps, we can pull up the address and tell him to drive down this street with me while we are on the phone. We’re just clicking through one at a time, and he is asking ‘Is this a good part of town?’”
